Tenancy Services

Long-term tenancies

NTHT is a community housing provider and currently owns and manages six dwellings. Four two-bedroom houses were built on Kawai Street, Nelson to the Trust's specifications by Tasman Holdings Ltd in 2006. In June 2007 these houses won the Registered Master Builders Regional House of the Year Award in their category, and were a category winner in the 2007 national award competition.

Our houses have the following energy-saving features:

The houses are also designed to cater for disabled use with wheelchair-accessible doorways, wet-area showers and an internal garage.

The Trust also owns two three-bedroom family houses in Murphy Street, Nelson and Salisbury Road, Richmond. All six dwellings were financed by a Housing Innovation Fund loan from Housing New Zealand and a grant from Canterbury Community Trust.

The properties are let at approximately 75% of market rental, and they are offered to low income households with secure tenancies. First National Property Management, based in Richmond, is the managing agent.

Emergency housing

Since 2004 the Trust has worked in partnership with seven community organizations in Nelson to provide short-term emergency accommodation in a caravan and ensuite cabin at Tahunanui Holiday Beach Park. The caravan was donated by St Vincent de Paul and occupancy is managed by Nelson Women's Centre. During 2008, 72 people used this accommodation and stayed on average 11 days while they arranged more permanent accommodation.

Bond bank

The Trust manages a small fund, initially provided by grants from the Fifeshire Foundation and George Brown Trust, to advance no-interest micro-loans for tenancy bonds to households who could not otherwise obtain a private tenancy. 20 loans were issued during 2008 and the Trust is currently assisting over 30 families in this way.
